Newest Member of the Team Gives Insight into Commercial Real Estate Market

My name is Brian Biege; I am the most recent member of the Downtown Bellevue Network team. My mission is to provide YOU with the most up to date and relevant insight into the commercial real estate market in Downtown Bellevue. I will cover topics such as tenant relocations, updates on development projects and proposed buildings, ownership changes in the market as well as statistical office market trends. As for me, I am a commercial real estate broker at CB Richard Ellis, specializing in office and industrial properties in Bellevue and the greater Eastside. My knowledge and expertise have been cultivated during my time as a research analyst for CBRE, and now as an active broker Downtown. Any feedback is always appreciated, any questions are recommended and of course any leads or referrals are valued.

Heads-Up
Over the last twelve months, Downtown Bellevue is quickly evolving into one of the most dynamic cities on the West Coast; once a dull suburb of Seattle, DB is emerging not only as a premier place to work, but to live and play as well. However, the city’s profile is far from complete, with extensive mixed use, office and residential projects currently under construction or still in the planning stages preparing to break ground. This, combined with the 130,000 and 150,000 square foot planned expansions at Bellevue Square and Washington Square, is helping to shape DB into the next major hub of the Puget Sound region.

The Pulse
There are three class A office buildings totaling over 1.7 million square feet under construction. Tower 333, recently renamed the Expedia Tower, as Expedia recently announced its relocation to the Bellevue CBD and will occupy over ¾ of the building, consists of 400,000 square feet. The Bravern, another high profile mixed use development consisting of 750,000 square feet which Microsoft has leased in its entirety, is scheduled to be completed during the 4th quarter of 2008. Finally, City Center II, located at NE 6th and 110th Ave NE, will consist of 572,000 square feet and should be delivered by the 2nd quarter of 2008. Currently, this high rise is the only building that has not been entirely pre-leased; although Dex and Sharebuilder have been rumored to be leasing a large portion of the space.

In addition, Downtown Bellevue has a variety of office and retail developments at the planning and permitting stages in the pipeline. The projects are highlighted by Bentall Capital, who is close to breaking ground on phase III of the Summit. The building would consist of 315,000 square feet of office space. In addition, Washington Square Phase II and 4 Bellevue Center, developed by SRO and located at NE 8th and 106th, would consist of over 1 million square feet of office product.

Overview
As the city, anchored by corporations such as Microsoft, Eddie Bauer, Drugstore.com, Oracle, and Symetra, continues to increase its footprint in the region, there is no doubt that we are seeing the infant stages of what this vibrant area will become. And with the additions of Yahoo, Neiman Marcus, Expedia.com and the planned expansion of Microsoft in the Bravern, it’s clear that DB is at the forefront of the Eastside revolution.

Downtown Bellevue Wi-Fi Section

We have added a new "Wi-Fi Hotspots" section to the Downtown Bellevue Network Web site. It is currently a list of all of the free wireless internet locations in Downtown Bellevue.

Our team uses and enjoys working in these locations and wanted to share with the community! The most used locations by our team are most likely the Tully's locations! Props to them for adding free wireless to their entire chain of stores in the last year!

Do you have other locations you know about that we don't have on our list? Let us know and we'll add them!

Thanksgiving 2007: Say Thank You!

Xerox has come up with a great way to say "Thank You" this holiday season. If you go to the Let's Say Thanks Web site, you can pick out a thank you card and Xerox will print and ship it to a soldier currently serving in Iraq. You cannot pick who gets it, but it will go to someone in the armed forces.

This is a great opportunity for those of us in the Downtown Bellevue area to connect with our fellow Americans abroad who are serving during the holidays. Regardless of your perspective on the War, this is a great way to show the men and women there, that we care.

We here wish you all a very safe and happy Thanksgiving holiday!

Thank you,
Downtown Bellevue Network

We Now Own downtownbellevue.COM !

You might have noticed that the Downtown Bellevue Network only "owned" downtownbellevue.net, and downtownbellevue.com was previously owned by a company outside of Bellevue, which had not actively occupied the domain.

Over the last three months we have been in negotiations attempting strike a deal to bring downtownbellevue.com home to Bellevue. (You'd be surprised, good domains are NOT cheap) Finally last week we were successful in purchasing the domain name, and the Downtown Bellevue Network is now the proud owner of downtownbellevue.COM.

Tell your friends!

Downtown Bellevue Network Launches New Web site and Infrastructure

With less than six months under our belt we are launching our 3rd major update to the "Downtown Bellevue Network" Web site. We hope you enjoy the site's new style. We feel it more appropriately reflects Downtown Bellevue's personality (Yes, Downtown Bellevue has a personality!).

The blog, news, stories, or whatever you have called it up until this point will now be known and branded as the "Bellevue Beat". We will continually keep you updated with the happenings in and around Downtown Bellevue, don't expect this to change.

Our team here at the "Downtown Bellevue Network" have a lot neat things planned for the future, and this new site will allow the infrastructure to do so! The "Bellevue Beat" is just the tip of the iceberg for what is in store for the future.

We still have an area for comments in each post, you must now click through into the individual story to access it.

We would love to hear comments and feedback on the new site and what other types of content you're interesting hearing about. Leave comments in this post, or email us at info@downtownbellevue.net!

We have a very loyal reader base, and know the enthusiasm and passion we have for this city, and our site wouldn't be possible with you!

New Look & Name

Yes, you are on the right site!

We have changed our look up a little bit to reflect the upscale and sophisticated nature of Bellevue. In addition to the look we are sporting a new name. We are still a Downtown Bellevue News Blog, but we thought "Downtown Bellevue Network" was more appropriate for some future projects we have in the works!

Enjoy!

We're Growing!

This site started a couple months ago with the idea that their was a lack of community knowledge in what was going on in the Downtown Bellevue area. I wanted to open up a forum where I could express my knowledge of the area, and learn more about other areas in which I had gaps!

A couple of months later now, the site has quite a loyal following!

My name is Michael, and I have lived in Bellevue my whole life. I am a big supporter and believer in what Bellevue is, and what it will become. You will not find somebody more passionate about Bellevue and what it represents. This is a very exciting time in our city's history, and it needs to be documented, and discussed!

Today is especially exciting for the site, because we are bringing a new "Thought provoker", "Writer", and "Brain" to the team. His name is Vikrant, and he has a strong knowledge of our great city and understanding for in-building technologies and construction.

We have some exciting things planned for the future, and have been brainstorming new ways to bring the site to the next level. Don't expect anything in the immediate future...but just know we have our thinking caps on!

Have ideas for the site? Shoot us an email, nothing is out of the question right now. I hope your enjoying the site.

-Michael
